ProLogis Developments is the largest developer of speculative warehouse units in the UK. Until we began talking to ProLogis, the company relied on local contractors to maintain and service its warehouses around the country. However, ProLogis was concerned about the variation in standards of service provided by local operators.

A flexible maintenance programme was needed to cover all the buildings in stock and new ones as they were constructed. This is where Chapco came in. It was essential that we maintained these units to the usual ProLogis high standard, so we structured a bespoke maintenance agreement for the company.

We now take care of every building from Practical Completion until such time as the building is let or sold. No matter what the size or age of the warehouse - and some are as big as 700,000 sq ft - our remit is to ensure that each one continues to perform and appear “as new”. The approach we took for ProLogis had to be unique and flexible to the company, as its sites regularly change and the duration of each contract is inevitably unknown. ProLogis’ national contract with Chapco ensures that its maintenance standards are consistently high. Sites are always presentable for marketing; building warranties are maintained and — when we finally hand over — customers are presented with a maintenance log detailing the work and attention that their building has received.
